1395 El Mirador Drive, Pasadena CA

floor plan

In 1957, architect James G. Pulliam, designed this exciting single story mid-century modern home. Pulliam’s trademark “cut in the box” style is typified by deep indentations.  He was best known for his civic works including controlling the design of the 210 freeway through Pasadena.

The sleek modernism of the original design has been recently updated and enhanced by Silvio Marceca working in concert with architect Richard Champion.  The clean, crisp lines, and open floor plan are complimented by the use of textural materials and natural light.  Solid single-light double doors open to garden, patio and pool areas allowing for a true interchange between the interior and exterior spaces.

Features include a formal entry with adjacent powder room, dramatic living room with slate flooring anchored by a large fireplace, open study, gourmet kitchen with spacious dining area and family room.  The wall between bedrooms 1 & 2 has been removed to create an exceptionally spacious room.  In addition, there is an oversized utility room and grand full bath complete with spa tub.  The master suite highlights include direct access to the pool, a walk-in closet with custom built-ins, and dramatic full bath with 5-point shower and sunken tub.  The separate studio/guesthouse includes an exciting bath with pebble wall and textured cement finishes.

Main house and guesthouse/studio measure 3221 sq ft and the oversized detached -2.5 car garage, complete with custom cabinets, measures 770 sq ft (measured by architect Richard Champion).  The lot size is 17,215 sq ft (per 4/99 survey).
